Thank you for visiting my website. I'd like to give you an update to our local market here in Durango as I perceive it. 

7/16/14     Here is a link to our 2014 2nd quarter statistics. 2014 MLS Data 2nd Quarter. You will see that prices are up in almost every area from 2013 to 2014. This is quite a long report, but just looking at the first two pages helps you decipher how real estate sales are going in La Plata County. Notice that Bayfield in Town properties, Durango Mtn Homes, and Land sales, from 1 to 10 acres, have really taken a tumble in price. But then notice how Durango Mtn Condos have gained in price. Unbelievable!    

Local lenders are lending, believe me, they are busy, but everyone has to be qualified and approved for their mortgage loan. Do you understand the difference between being pre-quaified by a lender and being pre-approved? Becoming pre-qualified takes a phone call to a lender and about 15 minutes. They will ask you several questions, and based on your answers, they will let a real estate agent know that you have been qualified up to a certain amount of purchase price. Becoming pre-approved is a bigger step. The lender will ask you for several documents, including, but not limited to pay stubs, past tax returns, bank statements, etc. They will run a credit check to verify the numbers. It takes longer, but it's an important step to purchasing a property within your means, even if you haven't identified a property to buy yet. This is always the first step in any real estate purchase. And most agents will ask you after introducing themselves if you've spoken to a lender. Make that phone call first! Just picture how it looks to a seller when you're making an offer on their home, and you're already pre-approved. It speaks volumes. And in multiple offer situations, you'll have a much better chance of being the winner.

I have loads of local information available to me and I'm happy to share that information with you. I can refer lenders, inspectors, surveyors, etc. Get the picture? If I don't have it readily available, I can find it and send it to you. I'll put some links below so that you can do research on your own as well. But know that I'm only a phone call or text away.
